- How do DSCR loans actually work for real estate investors?
I'm self-employed and buy rental properties. I keep getting turned down for conventional investment property loans because my personal tax return income is too low (lots of write-offs). Someone mentioned DSCR loans. Can someone explain how these work and what I need to qualify?
DSCR loans are designed exactly for your situation. The lender looks at whether the property's rental income covers the mortgage payment rather than your personal income. If a property rents for $2,500/month and your PITI (principal, interest, taxes, insurance) is $2,100/month, your DSCR is 2500/2100 = 1.19. Most lenders want 1.0 or above, some require 1.25. Some offer 'no-ratio' DSCR where they don't even calculate the ratio, just verify rental income exists.
All accurate. Adding some specifics: minimum credit score requirements are usually 680–700 (some lenders go to 640 for higher down payments). Down payment is typically 20–25% for purchase. You'll need either an executed lease agreement or a Form 1007 (appraiser's rental market analysis). Rates are generally 1–2% above conventional investment property rates, and you can usually finance 5–10 properties simultaneously under DSCR programs. Best used when the property cash flows well — a DSCR under 1.0 means the rent doesn't cover the payment, which limits your lender pool significantly.
